2021 is the year of the Seller (for the housing market anyway).
Ok, I didn’t blow your mind. You already know this; but do you know why? It’s fairly simple ‘supply and demand’ economics.
- Supply: there is historically low inventory. In fact, it’s almost an all-time low inventory of homes on the market. Your home is a desired commodity.
- Demand: we are still seeing historically low interest rates which is enticing buyers to search for their dream home (not to mention the pandemic phenomenon where people can work from anywhere, so they move to areas they always wanted to live in!). Demand is high for homes.
- Home Appreciation: as buyers face increasingly tough competition while searching for homes to purchase, they’re more likely to be flexible and generous in their negotiations. We’ve also seen home prices continue to increase as more buyers look to move.
Those are only 3 reasons why it’s a great time to sell. I didn’t even mention the average number of offers received doubling since 2020, or that 83% of homes are sold in less than a month (more like less than 18 days). High buyer demand may give you the leverage you need to negotiate the best contract terms on the sale of your house.
