Spring is upon us and we’re entering Real Estate Go Time! You may know spring is the best time to sell a home, but do you know why? A few reasons are:
• Spring brings Buyers who are ready, willing, and able to buy
• Income tax return season adds money to Buyers’ down payments
• Daylight means homes show better and there’s more time in the day to look at homes
• Landscaping and curb appeal during the spring is much prettier than fall/winter
Fantastic news for Sellers, but are you ready? Do not wait to get yourself and your home ready for listing; procrastinating may lead to you missing the prime spring market. Here are a few things you need to be prepared:
A Great Agent
A great agent can help you navigate the buying and selling process with minimal stress, whereas a not-so-good agent might make the process harder on you (and your wallet) than it needs to be. Working with an agent who is experienced and trustworthy can go a long way in ensuring your property sells at top dollar, or that you find the right home and buy it for the best price.
A Plan for Showing Your Home
You will have several showings the first week you list your home. This is good because the more showings hopefully the more offers you will receive, so you’ll need a plan. That first week your best option is to book a weekend getaway, stay in a hotel for a week, suck it up and stay in your in-law’s spare room for a few days. This way your home can be shown multiple times in a day for several days in a row, and you won’t risk your health after people have gone through your home in addition to not having to stop what you’re doing to get up and leave.
A Home That’s in Order
Is your interior prepared for market? Have you decluttered, organized, cleaned, repaired, and painted? Should you consider staging? I’ve written about staging, decluttering, and preparation. Good Curb Appeal
I’ll share more about curb appeal in April. For now, think about aerating your lawn, putting down new mulch, and looking for colorful plants that accent your entry way. Walk around your entire home’s exterior with a critical eye and take notes on what looks “off” and needs repairing, replacing, or cleaning. You might see something you’ve never noticed before, like a Frisbee on the roof or a missing piece of siding.
